Updated Pancake Recipe

I posted a pancake recipe way back when and I make pancakes all the time from it, with many modifications.  It is time to update that recipe for myself, so that I don't have to do all of the changes in my head anymore.

INGREDIENTS:
2 cups white or wheat flour (or combo)
2 tablespoons white sugar
2 teaspoons baking powder
1 teaspoon baking soda
1/2 teaspoon salt
3 heaping tablespoons ground flaxseed
2 tablespoons chia seeds
2 cups buttermilk (splash vinegar in the bottom of the measuring cup and then fill up with milk -- let sit a min)
1 large or 2 small apples, peeled and grated
2 eggs
1/2 cup heavy cream (or regular milk)
1/4 cup butter, melted
DIRECTIONS:
1.Get your milk and vinegar working to create buttermilk and set aside.
2.Grate the apples, and add eggs.  Beat together.  Add cream and butter.  Pour in the buttermilk and mix well.
3.Add the dry ingredients, but don't stir until everything is in.  Gently fold together, but don't overmix.
